On May 25, 2020, the Government of the Balearic Islands has published a decree law establishing the new urbanistic parameters for country house construction in rustic land.
In general rustic land, the buildability goes from 3% to 1.5% now expressed as m2 of roof.
The occupation of all the constructive elements including the building goes from 4% to 2%
The volume goes from 1500m3 to 900m3
Pools and sheets of water are limited to one per plot of maximum 35m2 and 60m3
For example, on a plot of 14000m2 until now you could build a 420m2 house spread over 2 floors. But from now on it will be possible to build houses of maximum 210m2 including porches.
All rustic house construction projects presented from now on must adapt to these new parameters.
We still have projects and construction licenses approved with the maximum of the previous parameters.
